Developer X1 Developments and its partner Starlight Investments have celebrated the official ground-breaking ceremony for its 278-home Build to Rent development at Princes Dock, Liverpool Waters.
The new waterfront scheme is now a major part of the wider £5bn Liverpool Waters development, which is one of six UK-wide, major regeneration schemes being delivered by the waterside regeneration specialists Peel Waters. The developer is also in partnership with main contractor Vermont Construction and Peel Waters for this key project.
The official ground-breaking ceremony marks the completion of groundworks preparation, completion of piling and commencement of the reinforced concrete frame, now underway at the 31-storey tower development.

Designed by Falconer Chester Hall, the Liverpool Waters residential community will have a range of amenity spaces on the ground and eleventh floor. Amenities include a residents’ lounge, fully equipped kitchen, recreational games area, a fitness centre, a dance and yoga studio, and co-working spaces offering captivating views of the stunning Liverpool waterfront.
The Build to Rent development boasts a contemporary glazed façade across all upper levels and a stone, aluminium façade with glazing to the lower 11-storey element. The stone facade to the 11-storey section will complement the stone colonnade at ground floor level along the length of William Jessop Way. The commercial unit on the ground floor is expected to provide further supplementary amenity space for residents and visitors.

During the design and construction stages, Vermont has focused on creating an energy-efficient building and mitigating embodied carbon, including the incorporation of photovoltaic panels at the eleventh-floor roof level.
At Peel’s Liverpool Waters, this new development contributes to almost £1bn worth of live construction projects, including the new Everton F.C. stadium, the Isle of Man Ferry Terminal and key infrastructure projects.

Princes Dock has grown into a thriving community with a mix of residential and commercial developments and complementing hotels, restaurants and coffee shops. The Dock itself has come to life with scuba divers, open water swimmers, canoeists, and the occasional fleet of Dragon Boats.
