Way of Life, a top three national Build to Rent platform which provides bespoke residential lettings and management to Long Harbour’s portfolio of Build to Rent investments, is launching its third-party management services to the market. Way of Life has identified a gap in the management market for developers who are looking for a hospitality-led management firm with marketing and lettings capability, plus the digital infrastructure to create best in class resident experiences.

For the first time, Way of Life is introducing its award-winning, full-service lettings and management capabilities to like-minded developers and investors who believe that people, design and innovation are at the heart of everything they do.

The new service will offer key consultancy during the early stages of product design and feasibility study phases, as well as involvement across all areas of management phases. Its combination of in-house knowledge and expertise will play a crucial role in shaping the strategies on how to run an asset.

“We are excited to be launching our service to the wider market which we believe is perfectly timed to capitalise on the consolidation we are seeing in the industry. Our full-service capability has evolved over the ten years since our inception, keeping us at the cutting edge of modern contemporary residential property management.

“It is incredibly challenging in the current market for operators developing in-house management platforms to achieve sufficient scale, breadth, experience or infrastructure, so we are confident there is a gap in the market for a truly specialist Build to Rent management company.”

Through understanding the needs of residents and creating community-led buildings, Way of Life’s digital platform is one of the first management platforms to offer functionality that completely automates the customer journey. From viewings to reservations, it ensures that quality leads are always recorded and followed up.

Way of Life has the technology to help developers and investors generate the most value from their Build to Rent assets and to meet their ambitions. This is supported by its custom-made back-end systems, a real-time business intelligence team, automation specialists and a feature-rich customer portal.

To lead on the expertise behind this new service, Way of Life has bolstered its leadership with key talent from the industry. Product Director Matt Dearlove brings insight into how to create and maintain a successful product. Brand Director Gavin Chetty brings experience from the design sector with previous roles at Mondrian Hotels, and Head of Digital Transformation Ruchit Gupta leads on bringing the best technology capability to its customer-centric platform.

“Way of Life has built a unique brand within the sector to bring a design-centric, customer focussed perspective to the market. This model has proved popular as we have built out our portfolio over the last few years. And in a competitive landscape, it has become apparent that the Build to Rent sector has to step up their efforts to attract residents and keep them happy. We’re looking forward to collaborating in the sector to create the next generation of Build to Rent projects in the UK.”

Way of Life’s philosophy is built on putting the resident and community at the heart of its strategy. It is designed to lay the foundations for renters to make a home, with ready-to-move-in accommodation and no-fuss tenancy management.

Since its conception in 2013, Way of Life has managed over 3,500 apartments and homes in the UK, representing over £850m of Build to Rent assets in sites across London, Manchester and the Midlands, on behalf of Long Harbour, the specialist real estate investment, development and management firm.

The company currently manages over 1,000 homes across the UK with a strong pipeline of over 510 new units in the next six months – including three additional developments in London launching by 2025. The platform also manages an annual rent roll of almost £16m, which is expected to almost double in the next 12 months.
