Lifestyle-led rental homes brand Tipi has revealed details of its newest Build to Rent building, Ferrum. It offers a unique vibe and is inspired by New York warehouses and loft-style living.

Exposed ceilings, copper pipework and brick meet smooth wooden worktops, leather sofas and bright pops of colour in these pet-friendly Build to Rent apartments in the south of Wembley Park, London’s world-famous neighbourhood, while views extend from the City to Surrey.

Award-winning architects JTP were tasked with creating a Tipi building unlike any other at Wembley Park. Ferrum is the result.

“The scheme has an industrial and handcrafted warehouse aesthetic with brick, cast stone, steel detailing, Crittal style windows, concrete soffits, high ceilings and exposed services which all add to the warehouse loft-style.

“We have also taken inspiration from the industrial railway aesthetic due to the proximity of the buildings to the railway station connecting Wembley Park to central London, and introduced many of these features into the interior design of the main reception; brick arches, raw timber/steel finishes with impressive graffiti street art and rustic Corten steel feature wall.”

The CBRE Residential Design Survey – one of the largest surveys of its kind, with more than 1,100 respondents, found that 70% of people prefer open plan living for one-bedroom apartments, while 53% want it for two-bedroom homes.

Ferrum has been designed to offer spacious, open plan living areas – ideal for everything from quiet relaxation to spending time with friends. The open plan nature of the Build to Rent apartments has been well received by residents of Tipi’s other buildings.

Ferrum’s 627 stylish Build to Rent apartments range from studios to three-bedrooms, with a variety of layouts designed to suit all tastes. The homes have been created with sharing in mind, so the typical layout of a two-bedroom apartment has a central space for living, dining, cooking and entertaining.

Amenities and co-living spaces

The CBRE survey also reveals that storage is important, with 90% of people saying they’d compromise on internal space to have more storage. At Ferrum, no compromises are necessary, with fitted wardrobes in every home providing ample space for residents’ belongings. Further rentable storage is also available.

The Build to Rent scheme also has Tipi’s best social spaces to date. These are housed in a three-storey amenity building, which is also home to the dedicated 24/7 concierge and mailroom. CBRE survey respondents said a gym was their most popular amenity and Ferrum doesn’t disappoint.

The gym is one of the building’s most exciting features. Considered not an ordinary fitness space, but a fully functional training gym complete with cardio kit, boxing bags, a tyre flip, a climbing wall and free weights.

Ferrum’s social spaces also include a huge resident lounge – called ‘The Foundry’ – which occupies an entire floor of the building. There are also home-working rooms with 100MB/s wifi, a library, a laptop bar overlooking the atrium, a rooftop garden with 360° views and south-facing podium gardens between each block with BBQs, lawn games and seating areas.

As a pet-friendly Build to Rent scheme, the building also has a dog run at the end of the garden, ensuring that four-legged residents benefit from the social spaces too. Every apartment also features a private balcony or terrace.

Furniture and appliances

Internally, the apartments come furnished or unfurnished and feature Samsung appliances. The unfurnished homes feature calm and luxurious interiors with basalt/silk grey kitchens and Amtico flooring in aged timber, royal oak or sun-bleached oak.

Furnished homes include charcoal, teal or Bordeaux sofas complemented by a range of soft furnishings, all co-curated with John Lewis & Partners for the ultimate stripped back, stylish feel.

The location

Ferrum residents have extensive facilities of Wembley Park at their disposal. Significant transformations have taken place in the area over the past ten years. Part of a 20-year masterplan, it has brought London Designer Outlet, Troubadour Wembley Park Theatre and London’s largest Boxpark to the neighbourhood, along with Getty Images Gallery, Wembley Park Market, an independent coffee shop, hairdressers and bike store – and there’s more in the pipeline. This is in addition to the existing Wembley Stadium and The SSE Arena.

Ferrum is 12 minutes away from Baker Street and the City and South Bank can be reached in half an hour from Wembley Park tube station. Wembley Central is walking distance of Ferrum, with over-ground trains running to Watford Junction in 12 minutes and to Clapham Junction in 28.

Wembley Stadium station serves London Marylebone in 15 minutes and is located just behind the Ferrum building. Road access is also excellent, with the North Circular (A406) a five-minute drive away, providing quick access to the M1, M40, M4 and M25.
