Today, Moda Living announces that doors to its latest next generation neighbourhood; The Lexington, Liverpool, will open to residents in August and show apartments and reservations will go live in May. The Build to Rent scheme is located on the Princess Dock, Liverpool Waters.
The Lexington includes 325 waterfront homes over 34 storeys – suitable for every age and life stage – from spacious studio apartments and one-bedroom apartments, through to two-bedroom sharers and three-bedroom family homes.
Amenities are included within the rent. With panoramic views over the iconic Three Graces and the River Mersey, the 17th floor is home to a private dining room, sky lounge and cinema room – perfect for chilling out over the weekend or watching the sunset with an after-work drink. And according to JLL, with 85% of the workforce expecting to work from home at least one to two days a week indefinitely, residents also have full access to co-working spaces and bookable meeting rooms, with coffee stations and super-fast Wi-Fi.
All amenities can be bookable via the MyModa app, which also lets residents pay rent, book events and instant message the 24-hour concierge. The app also acts as a key to the city, offering residents’ exclusive access and deals from their favourite brands and venues – from dog walking to personal shopping.
“What is renting with Moda really like? We are 100% focused on our resident experience, the people who live in our neighbourhoods are the rationale for all that we do. Moda really is bringing something unique that this city has never seen before, and we just can’t wait to open our doors and welcome you all home.”

With city centre outdoor space proving ever more crucial, the second floor of The Lexington has a generous roof terrace with an outdoor kitchen bar area and a green – perfect for outdoor screenings and BBQs or relaxing in the sun. A unique gym – housed within a glass box with a retractable wall extending out on to the garden provides work out or yoga sessions with an entirely new perspective.
Each apartment has bespoke interiors – designed by renowned interior designer Naomi Cleaver, and has the needs of the modern renter in mind. Fully furnished with top spec tech including low-energy Samsung appliances, pervasive Wi-Fi and 50% off Sky Q packages. Want to decorate? Have a pet? Neither is a problem at The Lexington.
History of The Lexington
The Lexington scheme is inspired by the famous maritime history of Liverpool docks. Once known as the gateway to New York, The Lexington’s name is a nod to 1920’s Big Apple. The art deco inspired design reflects this era of American Independence – with the new car park even featuring a metal engraving of RMS Aquitania, part of Cunard Line that sailed her maiden voyage from Liverpool to New York on 30 May 1914.
Wellbeing at The Lexington
Designed with wellbeing at its heart, Moda provides residents virtual access to nutritionists, wellbeing coaches and sleep advisers via the app, as well as Yoga and HIIT. A partnership with MYNDUP offers virtual mental health sessions on-demand, whilst all staff on site will be mental health first aid trained.
There are also wellness sensors in every apartment and communal space, which measures sound, light, temperature, humidity, Co2, light and wind speed – providing real-time data benchmarked against the optimal wellness score for environmental performance and quality of living for residents. This data allows Moda’s onsite team to adjust building controls to enhance wellbeing.
“As a born and bred scouser, I’ve lived in Liverpool my whole life and cannot contain my excitement about opening The Lexington in the city I love. The team at Moda are passionate believers in the resurgence of city living after the pandemic, and more than ever, good quality rental is in high demand. Liverpool touches your heart, and anyone who has ever studied, lived or worked here will always be drawn back, attracted to all that city-centre living offers.”
