The Drakelow power station in Burton-upon-Trent will be transformed into a new development, named Dracan Village. The mixed-use scheme will comprise over 1,500 new homes – tenure mixes of single-family Build to Rent homes and for sale. Simple Life and Countryside have also committed to building a bypass for Drakelow residents and the local community.
Phase one of Dracan Village includes 1036 new homes to be built by Countryside Partnerships. 195 of these will be single-family Build to Rent units – a mix of two-to-four-bedroom homes – available to rent from professional landlord Simple Life. Homes will be pet friendly and unfurnished, so residents can put their own stamp on their properties. Simple Life at Dracan Village will be launching in March 2023.
The remaining phase one homes offer 241 open market properties through Countryside Partnerships, 200 with housebuilder David Wilson Homes and 400 affordable homes by Midland Heart. Homes will be surrounded by green spaces including Drakelow Nature Reserve and Branston Water Park, with the latter located within a mile of the area offering nature walks, trails and a wildlife reserve.
Further wider plans for the Dracan Village development include a primary school, retail and convenience stores, retirement village, medical services and play areas.

Located in an emerging suburban neighbourhood, Dracan Village sits three miles outside of Burton town centre, which has plenty to offer with national retailers and brands such as Next, Primark, H&M, Boots, Cineworld and more. With excellent transport links, residents have access to the M6 and M1, as well as to the nearby train station which offers train services to Birmingham, Derby and Nottingham twice hourly.
