Residential and living real estate specialists – Ringley Group – boosts the digital connectivity across three of Europa Capital’s UK Build to Rent schemes, by securing upgraded Wiredscore certifications.

Europa’s Anaconda scheme in Manchester which includes 351 homes has been upgraded from Certified to Platinum – the highest certification available. One Lampton in Hounslow was improved from Silver to Gold, and Velocity in Sheffield from Non-Certified to Silver.

Ringley Group undertook assessments of digital operational strategies and the supporting infrastructure at the assets before making recommendations on how to achieve higher certifications. Each upgrade was achieved within three weeks after the assessment.

Recommendations made to Europa Capital were all operational, so there was no requirement for additional spend on infrastructure. They include:

  • To ensure residents can connect to fibre wi-fi internet connection on the day of move-in.
  • Ensure residents are offered different internet packages and provider options.
  • Provide a wi-fi user guide, including questions on how to connect; where to find their router; FAQ’s; and important contact information.
  • Provide residents with connectivity surveys as a form of feedback.
  • Ensure on-site staff have unrivalled knowledge of the wi-fi, connectivity and other digital infrastructure.

“Investors and their operational teams need to be thinking about issues like digital connectivity if they are to respond to the requirements of the modern-day renter and ultimately, keep them there for the long haul. The onus on that has been accelerated by a pandemic which has seen more and more people turn to the home as a workplace, and a first-class amenity offering can only function if there is the operational infrastructure to deliver it.

“Our decades of experience in managing residential property and knowledge of the less glamorous aspects of Build to Rent were instrumental in ensuring Europa Capital knew what was required to enhance the experience of their residents and how to implement the nuts and bolts.”

Wiredscore certification is a global benchmarking system which rates the digital connectivity of residential buildings. Wiredscore undertakes an assessment of the building and its operational strategy from a digital perspective before providing an accreditation – from Certified to Silver, Gold or Platinum. The ratings reflect the standard of digital infrastructure available to residents, making them an increasingly influential feature in Build to Rent operational benchmarking procedures. Some of the leading real estate investors that use the WiredScore certification system include Patrizia, L&G, Greystar, Argent, Blackrock and Invesco.

Established in 1997, Ringley Group’s core business functions include property, asset management and advisory services. Its value-add services cover the entirety of the asset lifecycle – from site-finding to design, operations and exit. The company specialises in helping Build to Rent investors and developers refine and implement their operational and asset management strategies. Some of the Group’s recent work included seeing operational costs sliced by almost £250,000 and gross to net growth of 9%. The company’s past and current clients include Berkeley Group, Curlew, Europa Capital, Gresham House, Grosvenor, Long Harbour, Moda and PATRIZIA.

Ringley Group’s site-finding function was bolstered in April 2022 following the launch of Virgin Land. Led by property entrepreneur Dan Robinson, the outsourced land department helps investors and developers source high-value development and acquisition opportunities through data and technology-led solutions.
