Regal London has acquired 100 Avenue Road – a site above Swiss Cottage tube station in the London Borough of Camden – from Essential Living. The site secured planning permission for homes, commercial and community uses in 2016.

The planning permission has been implemented, with the basement completed, however the site has been stalled for a significant time. Regal London is committed to delivering the project efficiently and at pace – which will see the aspirations that were approved brought forward.

“We are pleased to conclude the sale to Regal London and finally see this site delivered. This will allow Essential Living to recycle capital and focus on the growth of its inner London PRS investment strategy.”

Robbie Myerson, Co-CEO, Essential Living

Located at the heart of one of Camden’s district town centres, the new scheme will deliver 184 Build to Rent homes and significant community facilities that the local neighbourhood has been long waiting for.

The developer will seek amendments to the existing permission which will also include a second staircase, which is in line with the latest fire safety requirements.

To support the amendments, a revised construction management plan will be created which will draw on Regal London’s extensive experience in delivering complex developments. Regal London’s integrated model means that the developer has full control over proceedings.

The developer also recognises that efficient and sensitive construction management will be critical in bringing forward the development – to minimise disruption to the local community.

“As a business with its roots and heritage in Camden, Regal London are committed to bringing to bear our local knowledge and passion to delivering 100 Avenue Road. Our reputation is built on delivery, which is particularly important for projects such as this one that have been stalled for a significant period.

“Our vision is to continue building on our history and heritage in this area by establishing an enduring partnership with the local community, council and businesses, to shape a shared vision for how new places can contribute to a vibrant future for Camden long into the next century.”
