Quintain doubles its affordable artist space with Second Floor Studio & Arts, the second phase of workspace at Wembley Park.

The award-winning developer behind Wembley Park – Quintain – strengthens its ties with Second Floor Studios & Arts, confirming a new lease which will see the number of affordable artist workspaces more than double at Wembley Park. It will include 56 studios and will house 80 artists.

Beginning their partnership in 2016, the first studios opened in 2018 and included 6,880 sq ft of studio space. A long-term partnership, starting out as a ‘Section 106’ planning requirement, has already successfully ensured over 60% of the artists and makers are residents from the local London Borough of Brent.

This new lease is the second phase of the affordable workspace launch. It will include an additional 8,293 sq ft of studio space, which will be ready later this year and is 25% more than what was required under Quintain’s planning permission.

Purpose-built for the visual arts, there will be a total of 30 studios provided. It will become home to local artists, makers and designers.

Ground floor and first floor studios will also provide a breakout area, offering artists and designers a space to come together and exchange ideas, as well as a gallery wall where artwork, ceramics and designs can be displayed. All spaces are fully wheelchair accessible.

Established in 1997, Second Floor Studio & Arts provides affordable, long-term, high-quality studio workspace for artists, designers and makers – supporting over 170 dedicated studio members across four London locations with an additional site in Kent. By Spring 2025 the reach will extend to 75 more studios and 70,000 sq ft for over 250 artists.
