Plans submitted for Napier Court BTR in Reading

Developers have submitted a planning application to transform Napier Court in Reading into a new Build to Rent scheme.

Developers Peveril Securities and Sladen Estates have submitted planning for the redevelopment and transformation of Napier Court in Napier Road, Reading. The application to Reading Borough Council follows positive feedback from the local community following an extensive public consultation event held earlier in the year. 

Plans include the demolition of three existing office buildings to make way for the new 11-storey Napier Court Build to Rent scheme. It would deliver 576 new homes in a mix of studio, one-, two- and three-bedroom apartments.

The 1.2 hectare development will include ancillary facilities for residents, including a resident’s lounge, gym and workspace, and a small retail unit at ground floor level. The scheme will also feature a new rooftop private amenity space and an external terrace. 

Residents would also benefit from 289 bicycle storage spaces and an additional 20 cycle spaces for visitors. Parking is proposed for 39 cars and six motorbikes.  

The development is highly sustainable, incorporating existing trees on site, boosting Reading’s green credentials. The Build to Rent development will be built with biodiversity at its forefront. The buildings will be set in attractive landscaping and include public realm fronting Napier Road.

The Napier Court site is allocated for housing in the Reading Local Plan 2019. The sustainable development is set to enhance the area and help create a ‘new destination’ for the town.

If planning is approved, construction at Napier Court will start on site next year with delivery in 2027. De Morgan & Co and CBRE are retained as investment agents on the scheme.
