Plans for a third residential development at Trafford Waters has been approved by Trafford Council.

Following a planning application by X1 Developments and waterside regeneration specialists Peel Waters, the scheme will deliver 208 high-quality new homes in a mix of one-, two- and three-bedroom apartments, with private balconies or terraces. Large ground floor homes designed with family living in mind will also offer large private front gardens.

Peel Waters has confirmed that the new homes could be Build to Rent and/or Build to Sell, but it is yet to be decided. The apartments will be split across two buildings of eight and thirteen storeys, with the larger buildings incorporating a waved design, creating a striking gateway development into Trafford Waters.

The development will be the largest to come forward within Peel Waters’ regeneration site to date.

“We’re really pleased to see planning permission come through for this brilliant residential development at Trafford Waters.

“We have always set out that Trafford Waters will be a community which offers something for everyone. We’re proud to already be on site with our partners delivering two sites which will offer affordable homes and elderly living homes with specialist dementia care; this additional development will continue to diversify and complement our offering.

“As TraffordCity continues to be recognised as the UK’s foremost retail and leisure destination, we’re seeing more demand from people wanting to be part of this vibrant and inclusive community. Our Trafford Waters neighbourhood will meet this demand, delivering new homes, new jobs and a pipeline of new opportunities for our local community and beyond. It’s a very exciting time for Trafford Waters and TraffordCity.”

James Whittaker, Managing Director, Peel Waters

The Trafford Waters scheme will offer residents amenities and greenspaces, including a shared residents’ garden, a south-facing, and a first-floor residents’ deck offering additional space to socialise.

Residents will also be able to enjoy a range of public greenspaces being designed by Peel Waters as part of their wider masterplan for Trafford Waters, which will include a new linear park, tree-line boulevards and play streets.

On the ground floor, there will be amenities and commercial space suitable for coffee bars, restaurants and stores to support the growing number of residents, workers and visitors at Trafford Waters.

The ground floor retail units will also follow the ‘wave’ façade which has been incorporated into the design of the larger block.

“Having successfully worked with Peel Waters on other waterside developments and X1’s track record for delivery, our proposed high-quality residential offering will complement the other homes being developed on site within the emerging Trafford Waters neighbourhood.

“We have spent a lot of time considerately designing our development at Trafford Waters to offer a range of different amenity provisions which will hopefully encourage long-term lettings and add variety for residents. We hope that this will in turn make this a more sustainable location to stay as residents can ‘move up’ units or downsize as they develop in their lives/careers but choose to stay in such a desirable location.”

Nick Sweeney, X1 Developments

Peel Waters and X1 Developments have a strong history of working in partnership together, collaborating on award-winning residential projects at Manchester Waters, Liverpool Waters, Eastbank in Ancoats, MediaCity and Chatham Waters.

The approved plans for the third residential building forms part of the first wave of homes being brought forward as part of Peel Waters’ wider Trafford Waters development.

The wider scheme will deliver up to 3,000 new homes, over 100,000 sq ft of amenity space, a new primary school and 20 acres of open space.

Trafford Waters is also set to bolster job numbers in the area – adding an estimated 5,000 new jobs to the 17,500 jobs already currently created within TraffordCity.

The planning approval follows on from a series of good news announcements for the destination. Both Montpelier Estates’ innovatively designed homes for elderly living and L&Q’s affordable homes scheme are well underway at Trafford Waters.

The Padel Club also secured planning to create the largest and most sustainable padel facility in the north which will be in TraffordCity, and the much-anticipated Therme Manchester will also be starting on site this year.
