Plans approved for Glenbrook’s Kirkstall Road BTR scheme

Glenbrook’s £140m Kirkstall Road Build to Rent scheme on the bank of River Aire in Leeds receives planning permission.

Following the submission of a planning application in April 2022, developer Glenbrook receives planning consent for its Kirkstall Road development, a new £140m Build to Rent scheme in Leeds, located on the bank of River Aire. Glenbrook acquired the vacant and prominent site from Marshall CDP in early 2022. The site provides a significant brownfield regeneration opportunity in a highly sustainable location on the western fringe of Leeds City Centre.

The scheme will deliver 618 new Build to Rent apartments set across five buildings, which complement the existing riverside and frame the extensive green space to form the centrepiece of the scheme.

Over half of the 5.1-acre site will be dedicated to high quality public open space, which includes a new riverside park. The new public open spaces and the proposed pedestrian and cycling infrastructure will open up access to the waterfront – promoting activity and engagement across the community.

Designed by Carey Jones Chapman Tolcher (CJCT), with re-form advising as landscape architects, the Kirkstall Road development will include over 10,000 sq ft of amenity space – including a residents’ lounge, a co-working hub and gym, 3,800 sq ft of commercial space, and 6,000 sq ft of private external terraces. 

The project team for the scheme includes Avison Young (planning), Curtins, Abacus Cost Management, Crookes Walker Consulting, GIA and fire engineers BB7.
