Peel Waters submits plans for a new Build to Rent development at Manchester Waters – located between The Bridgewater Canal and The Manchester Ship Canal. The scheme will deliver 159 units – a mix of one-, two- and three- bedroom apartments split across two buildings. Residents in all apartments will also benefit from a waterfront view.
Peel Waters’ proposals also include making a contribution equivalent to 20% affordable housing within Trafford, and a further contribution will be made towards improving green spaces in the local area.
Amenities at Manchester Waters includes a waterside yoga studio and gym, a communal rooftop terrace located above the entrance to the site – which will offer residents exceptional views onto the Manchester Ship Canal, and a vibrant and welcoming residents’ courtyard garden offering extra outdoor space for residents. Health, wellness, and access to nature and spaces to socialise in are at the forefront of Peel’s proposed development.
Sustainability is also at the heart of the development’s design and a fabric first approach will be used to reduce carbon emissions. Heat pumps and solar panels will generate energy on site and will be complemented by a heat recovery system, making the buildings highly efficient.
To promote sustainable and active travel, Manchester Waters will include 159 cycle parking spaces located in secure and well-lit on-site cycle parking hubs, a car club, and a dedicated EV charging point at each parking space.
Several public transport options are also within walking distance from Manchester Waters – such as Cornbrook and Pomona Tram Stops, and local bus stops; the development will benefit from excellent connectivity with Manchester City Centre, MediaCity and beyond.
As part of the proposal, Peel Waters also plan to help deliver sections of two new waterfront pedestrian and cycle routes, which will be created along the Manchester Ship Canal and Bridgewater Canal. This will provide enhanced connectivity and waterside paths for residents and the wider community.
The proposed Manchester Waters Build to Rent scheme forms part of a wider masterplan to regenerate the brownfield site and bring much needed quality homes to the area. Largely vacant for over 20 years, the proposals will deliver a high-quality scheme, transforming the area into a sustainable, mixed-use community.
