Amenities include private dining rooms, cinema and gaming rooms, sky lounges with panoramic views over Glasgow, roof terraces with green space and BBQ areas, a 24-hour gym and fitness centre with access to personal trainers and wellness experts, and bookable gym and studio spaces.
Alongside these amenities designed to foster a community and combat loneliness, dedicated on-site teams will facilitate a regular programme of resident events and activities. Residents also benefit from a co-working space with bookable meeting rooms.
The development is also a few minutes’ walk from Charing Cross station, the Glasgow School of Art and the Royal College of Physicians & Surgeons. Its location aims to encourage residents to walk, cycle or use public transport.

Every home at Moda, Holland Park includes sound proofing that is five decibels above the required levels, which provides a sense of calm and quiet throughout the neighbourhood.
Environment sensors by partner Utopi are also installed in each home and amenity space to monitor humidity, temperature, light levels and air quality. Residents will then have access to this data through the MyModa app.
Moda Living is recognised as a leader in Fitwel accreditations and holds the most globally. The accreditation was secured by a dedicated team made up of representatives from Moda Living and investors Apache Capital, Harrison Street and NFU Mutal as part of its joint venture.
“Build to Rent has redefined the standard of service in the UK rental market, with owners and operators of buildings putting residents front and centre of the decision-making process. This has been a guiding principle for Moda and Apache, and we will continue to drive progress in the sector when it comes to the health and wellbeing of our residents.”
Nikki King, Director, ESG & Operations, Apache Capital
Other Moda Living schemes to achieve a three-star Fitwel certification include Moda, New York Square in Leeds, Moda, The Mercian in Birmingham, and Moda, The McEwan in Edinburgh which was the first residential building in Europe to achieve this status.
