Today, Moda Living announces it will open its doors to The McEwan Build to Rent scheme in Edinburgh, its first Scottish next generation neighborhood which will open at the end of the year. Located in Fountainbridge, The McEwan will be the first Scottish Moda development, bringing a new way of renting to the country.
The McEwan will provide 476 new Build to Rent homes – a mix of spacious studios, one bedroom, two bedroom sharers and three bedroom duplex apartments. Each apartment has been designed by renowned interior designers Amos and Amos and comes fully furnished with top spec tech including low-energy Samsung appliances, pervasive Wi-Fi and 50% off Sky Q packages. Residents also have the freedom to decorate their home, adding personal touches. The scheme is also pet friendly, ideal for family homes.

Homes at The McEwan are set over three blocks and across extensive public squares and gardens. Residents will benefit from everything they need for modern living – including spacious, interior designed apartments and a range of amenities. In a radical departure from the traditional rental market, Moda makes renting simple, accessible and aspirational – with no deposits, no fees and the ability to move in within 48 hours.
With panoramic views over the city, The McEwan’s seventh floor offers a space for residents to meet, socialise and collaborate. There is a private dining room, a cinema room which can be booked out for everything from sports viewings to movie nights, and communal lounges ideal for enjoying an afterwork drink or to meet with other residents.

There is also a 24/7 gym, the courtyard – with an ongoing activation schedule – is the ideal place to meet other residents, and the roof terrace offers stunning views over the city and beyond. An extensive events programme – from rooftop yoga to BBQs – will help residents engage.
Home to over 100 co-working spaces, The McEwan provides the perfect space to work from home or collaborate with others. According to JLL, 85% of the workforce in 2020 expected to work from home at least one to two days a week indefinitely. Residents will benefit from full access to co-working spaces and bookable meeting rooms, with coffee stations and super-fast Wi-Fi.

The development is also the first and only residential development in Europe to be awarded a highly sought-after Fitwel 3 Star Rating – thanks to Moda’s commitment to develop neighbourhoods that are built with health and wellbeing at their core, by featuring state-of-the-art amenities that put residents’ health and wellbeing first.
This includes virtual access to nutritionists, wellbeing coaches and sleep advisers via the app, and Yoga and HIIT. A partnership with MYNDUP offers virtual mental health sessions on-demand, and all on site staff will be mental health first aid trained.
Resident sleep-wellbeing is also a priority, so homes at The McEwan include 1,000 pocket sprung mattresses made from 100% natural materials and noise cancelling walls that are five decibels above building regulations. Wellness sensors in every home and communal space will measure sound, light, temperature, humidity, Co2, light and wind speed – and will provide real-time data benchmarked against the optimal wellness score for environmental performance and quality of living for residents.
From fruit and water to rubber and beer, Fountainbridge has an elective history and strong entrepreneurial spirit which Moda intends to celebrate and encapsulate through the building and community. The McEwan building takes its name from William McEwan, who opened the Fountain Brewery in the area in 1856. The brewery went on to become the largest single-ownership brewery in Great Britain, producing two million barrels a year. The barley leaf motif is already part of the scheme’s design features – coming into play in the landscaping detailing.
“My background is in hotels and hospitality and that’s exactly what drew me to Moda. Unlike most home providers, Moda is a hospitality led landlord – your rent will give you far more than just four walls. From an extensive list of services to make life easy and amenities that mean your home extends way beyond your home, living at Moda works around the lifestyle of a busy city dweller.
“What really makes Moda stand out is the community; the co-working spaces encourage collaboration, the social spaces create places to meet new people and the events bring likeminded individuals together. At our other developments the community that has naturally developed has been what makes Moda such a unique place to live and I can’t wait to bring that to Edinburgh.”
