The Kosy Living and CKC Properties JV has submitted plans for a new co-living development in Watford - providing a first look at the concept images of the scheme.

A new joint venture between Kosy Living and CKC Properties will bring forward Watford’s first co-living development. Following fifteen months of pre-application discussions, the pair have submitted plans to Watford Borough Council for the joint co-living scheme.

The scheme will deliver 363 co-living studios, along with co-working space and additional amenity space, together with 8,000 sq ft of serviced office accommodation. Situated next to Watford Junction Train Station, the development will be for residential, business and public use.

The development will offer amenity spaces on each floor, all-inclusive rents and several roof terraces, together with dedicated co-working spaces, a gym, and media rooms and a bar/lounge area for residents to enjoy.

Some elements of both the co-working and wider amenity space will be available for public use, ensuring that Kosy Co Living’s internal communities and the building itself fully integrate into the local wider community in Watford.

Based in a central location with strong and flexible commuting links, the development aims to provide a new, more affordable solution for recent graduates, young professionals and other individuals who want to live in the heart of the town, but would not otherwise be able to do so.

In line with Kosy Co Living and CKC Properties’ commitment to ESG, the proposed scheme will utilise high-quality and locally sourced materials throughout the development. The team are aiming for a BREEAM Excellent rating and have explored various ways the building can be future-proofed in terms of adaptability and sustainability.

The building will be equipped with heat source pumps and a solar PV energy system, harnessing renewable energy sources to minimise carbon footprint. Bespoke landscaping initiatives are also being explored to enhance biodiversity – as well as leading technologies to enhance operational efficiencies.
