HBD and CBRE seek funding for Birmingham’s Neighbourhood BTR

Developer HBD appoints investment firm CBRE to seek a forward funding partner for Birmingham-based Build to Rent scheme Neighbourhood.

Located in the popular Jewellery Quarter area of Birmingham city, Neighbourhood, the 414-unit Build to Rent development by Henry Boot Developments (HBD) and CBRE will see the regeneration of a key 2.6-acre site in an area named one of the ‘UK’s coolest new neighbourhoods.’

CBRE is seeking a forward funding partner for the delivery of the scheme over a 30-month build programme, with PC anticipated in Q3 2026.

Containing a mix of one-, two- and three-bedroom apartments alongside a double-height winter garden, urban greenspace and high-class amenities, the £140m Neighbourhood Build to Rent scheme secured detailed planning consent in March.

Residents of Neighbourhood will enjoy private gardens and roof terraces, social spaces, a gym, lounge, work from home areas and a dedicated concierge.

The c. 6,100 sq ft commercial element is also an important aspect of the scheme, with a curated mix of independents situated within the landscaped gardens.

HBD is part of the Henry Boot Group. Neighbourhood is it’s second high-profile residential project in Birmingham’s Jewellery Quarter, with the 102-unit Setl scheme already underway.

However, their presence is already felt in other parts of the country. Earlier in the year, HBD opened New Makers Quarter – Manchester’s first all-in-one creative destination – at the Kampus Build to Rent neighbourhood.

The Birmingham city economy is forecast to grow 16.9% over the next ten years according to the UK Powerhouse Report.
