UK housebuilder specialising in planet-positive homes – GS8 – has received significant strategic investment from TPG Angelo Gordon and Ridgeback Group to support the continued growth of the business.

The investment will support the company as it targets delivery of up to 1,000 new homes per annum over the next five years, with an average GDV of £650m (per 1,000 units).

GS8 work across the private residential and Build to Rent sectors and are actively looking for Build to Rent sites.

Founded by Josh Gordon and Ben Spencer, the housebuilder focuses on regenerative housing developments. The carbon stored in the homes exceeds the embodied carbon needed to build and maintain them.

“The UK’s housebuilding sector is known for being slow to adapt, and we feel now is the time for real and fundamental change. Our planet-positive framework delivers environmentally conscious, high-performing, design-led housing, as we focus on simplifying construction by taking a rationalised approach to housebuilding, proving high-quality housing doesn’t need to cost a fortune or impact viability.

“We have worked with leading industry partners to establish a regenerative, community-led housing solution that both maintains our design ambitions and doesn’t demand a premium – and we believe this represents the future of sustainable housebuilding in the UK.”

Renewable energy generated on-site exceeds the annual energy consumption of these homes, guaranteeing zero energy bills in partnership with Octopus Energy. GS8’s project The Arbour in Walthamstow won a Regional RIBA London Award and the RIBA London Sustainability Award.

GS8 has already transacted on three projects in connection with this investment: a site in Epping Forest for 113 homes, a site in Three Rivers for c. 100 homes and a four-acre strategic land site in Buckinghamshire.

“With their differentiated, sustainability-focused approach to housebuilding, we believe GS8 is well suited to address the significant demand for new homes in the UK.

“Together with Ridgeback, we look forward to working with the GS8 team too, as they seek to accelerate their expansion and further cement their position as a leading provider of sustainable housing solutions in this undersupplied market.”

In addition to the investment from TPG Angelo Gordon and Ridgeback, GS8 continues to bolster its team. Luciana Berger, the former Shadow Minister for Energy and Climate Change and MP for Liverpool Wavertree has been appointed to the role of Strategic Advisor.

TPG Angelo Gordon and Ridgeback Group’s investment in GS8 comes on the heels of their backing of UK housebuilder HarperCrewe, which is led by experienced industry operator Adrian Bloor.
