Grainger’s second Birmingham Build to Rent scheme – The Silver Yard proves to be a hit with locals, with over 100 homes leased.

Welcoming its first residents in May 2024 to The Silver Yard Build to Rent development at Exchange Square in Birmingham, Grainger enjoys over 100 homes being leased in the first month.

Grainger’s leasing success is based on the strength of its product offering – particularly in a high-demand location such as Birmingham – alongside an early digital awareness campaign and in-person viewings.

The landmark high-rise Build to Rent development is Grainger’s second Build to Rent scheme in Birmingham and is named The Silver Yard after the city’s connection to the historic manufacturing of silverware. 

The 37-storey development includes 375 homes in a mix of one, two and duplex apartments. Amenities include a gym with Technogym equipment, yoga studio, fully equipped kitchen within the private dining room, and a spacious resident’s lounge and co-working space complete with booths, meeting pods and a bookable meeting room. 

The Silver Yard also includes a 2,360sq ft open-air roof terrace (due to be delivered in Sept 2024), complete with planters and greenery to create a sky garden feel, an entertainment and games area, and a variety of seating options from lounge sofas to bistro tables. Residents also benefit from high-speed Wi-Fi, a dedicated onsite Resident Services Team, secure car parking and bike storage.

Developer Nikal appointed McAleer & Rushe in 2020 to deliver The Silver Yard scheme, which topped out in June 2023. Innovative construction methods and solutions played a pivotal role in delivering the scheme successfully. 

Located in the heart of the city centre, the scheme not only redefines renting in Birmingham, but also marks a significant contribution to the ongoing revitalisation of the city centre. 

The Silver Yard also follows the success of Gilders Yard, Grainger’s first development in Birmingham which is now a successful and well-established residential community. The scheme launched in August 2022 and leased up in three months.
