Following breaking ground in September 2023, contractor GRAHAM has announced that the first three of seven cores at The Loft Lines are now out of the ground, as construction progresses at the landmark Build to Rent development.

Located in Belfast’s Titanic Quarter, The Loft Lines is set to be the city’s most sought-after riverside development. It will deliver 778 units in a mix of 627 Build to Rent apartments and 151 affordable homes. The scheme is delivering Belfast’s first Build to Rent apartments.

Delivered on behalf of Watkin Jones and Legal & General, the three residential block development of varying heights has been designed with external landscaping, with the homes set to be surrounded by high quality walkways, boulevards and an urban woodland. A public square and waterfront promenade will welcome the wider community.

18-year-old Lucy Threlfall is one of the youngest team members to work on the project as a trainee engineer. Lucy has relocated from Glasgow, where she was on-site at Scotland’s largest Build to Rent development.

“Having already worked on Scotland’s largest Build to Rent scheme, it’s great to bring my experience to The Loft Lines and to be part of the team shaping the Titanic Quarter.”

Internally, space has been earmarked for commercial and community purposes with flexibility to become a bar or restaurant – attractive to a range of operators given its prominent location within walking distance to the city centre.

Wellbeing focussed amenities include sports and recreational spaces, gyms, flexible working space, private dining spaces, games rooms, cinema rooms and children’s play areas. On completion, The Loft Lines will be fully managed with wi-fi, facilities, gym access and other benefits included in the monthly rent.

“The Loft Lines is a fantastic development that will enhance Belfast’s iconic waterfront with a sustainable new neighbourhood, offering the best of modern living features to residents. Since ground-breaking in September 2023, we are really pleased to have progressed at pace with construction and the first three cores are now visible. The demand for new rental opportunities in Belfast continues to outstrip supply, and The Loft Lines will play an important role in bridging this gap.”

The developer’s sustainability commitments have also been reflected in the scheme. The energy strategy is all-electric, utilises low carbon heat pump technology with no fossil fuels and as a result, creates no associated on-site emissions. This makes The Loft Lines one of the lowest carbon projects in Belfast to date. Active travel has also been prioritised, with the development featuring dedicated cycle and walking paths that safely link to the wider city.

The development is being forward funded by Legal & General, with the wider project team including Todd Architects, Etive Consultants, Troup Bywaters + Anders, RPS Group, Skope Projects, and Tetra Tech. Practical completion at The Loft Lines is expected in summer 2026.
