Earlier this year, Watkin Jones agreed £136m forward funding from Get Living for its Sherlock Street Build to Rent scheme in Birmingham. Get Living and Watkin Jones have now jointly appointed Rund as the Independent Certifier/Independent Employer’s Agent at the development.

Rund will carry out a range of responsibilities including monitoring compliance of construction works, provide regular progress reports, and issue certification in relation to practical completion and making good defects. The company will also handle extensions of time and loss and expense claims, where required.

Situated on a 2.47-acre site, the Sherlock Street scheme – currently known as New Makers Yard – is Watkin Jones’ largest Build to Rent development to date. The development will deliver 551 Build to Rent homes – a mix of one-, two- and three-bedroom apartments. Amenities include a gym, co-working space, social lounges, landscaped podium and a double-height sky lounge. The scheme is due to complete in 2025 and will be managed by Get Living.

“Get Living and Watkin Jones are capitalising on the thriving Build to Rent market, as the sector saw investment almost doubling year-on-year in Q3 2022. A total of £1.17bn was invested during this time, up from £600m recorded in Q3 2021, according to Cushman & Wakefield.

“Sherlock Street, Birmingham promises to give renters an exceptional environment in which to live, work and enjoy at their leisure. We are delighted to be involved as Independent Certifier/Independent Employer’s Agent, ensuring every element of the scheme delivers on top quality standards.”

Paul Belfield, Director, Rund

Rund’s appointment at Sherlock Street adds to its portfolio of work across multiple Build to Rent schemes including Bowback House, a 263-home scheme in Milton Keynes and The Paddocks, a £20.6m development in Braintree.
