The Palm House development in Harrow is new co-living brand Folk’s first scheme, which opened in February 2022. The scheme has been designed based on Folk’s key pillars of community and connection, with the aim of offering a new renting experience aligned with the needs of residents in a post-pandemic world, and one free from the traditional pain points tenants face.

Built across eight floors, The Palm House has 222 private studios with the option of four different sizes and shared spaces. Apartment rental costs start from £1,388 p/m, with an additional cost of £100 per month for living with a partner. The minimum rental agreement is three months and the maximum 12 months, with the option to renew at the end of the 12-month period.

All utilities, council tax, events, access to shared spaces and services are included in the price. Each studio apartment features underfloor heating, underbed storage and cupboard space. There’s also an ensuite bathroom and a kitchen area in each private studio with an induction hob and combi micro-oven, and a dining area or desk.

The Palm House has a 4,000 sq ft co-working space available to residents and the local Harrow community – to provide an alternative work from home environment. The space offers 70 desks with WiFi, break out spaces and meeting rooms.

A 24/7 on-site team provides support to residents, including a Community Manager, who helps residents to settle in and connect with others. The Palm House offers a variety of shared spaces, including a MasterChef-style community kitchen, screening room, gym, playroom and two roof terraces with views of London. There is also an on-site restaurant, which functions as a café and eatery during the day and a cocktail bar at night.

The brand intends to give its residents the opportunity to enjoy new experiences every day through a programme of events, including morning yoga and evening hackathons, and encourage social interaction through the provision of communal spaces.

The Palm House is powered on 100% renewable energy and Folk donates 1% of the net operating profit of the building back to local charities and community organisations. Alongside its donations, Folk will provide local groups with access to the co-working and events spaces at The Palm House – and will encourage residents to get involved in volunteering opportunities in the local community.
