Real estate investor, manager, and developer Cortland puts the focus on its 559-unit Cortland at Colliers Yard Build to Rent scheme as works complete and the first residents move in. The scheme supports the regeneration of brownfield land in Greengate, creating high-quality homes within a desirable location.

Welcoming residents in the double height entrance lobby, the scheme contains 282 one-bedroom apartments (50%), 217 two-bedroom apartments (39%), 60 three-bedroom apartments and penthouses, and townhouses (11%) with furniture provided by Loft. The development has received a total of 175 pre-leases (31%) in advance of the scheme going live. Standing at 51 storeys, Cortland at Colliers Yard includes a five-storey brick podium that incorporates shops, restaurants, and 25,500 sq ft of amenity space across three floors.

Amenities at the scheme include a fully equipped gym with Technogym equipment, a golf simulator, games room, yoga, studio, wellness, and rest area, bookable suites with well-furnished open-plan kitchen, dining and lounge areas, residents club lounge, residents’ lounge with an external terrace.

Residents also benefit from 235 cycle spaces, 187 underground car parking spaces including EV parking and charging, and 150mb Wi-fi included in rent with available upgrades to 1GB. For those who require it, there is also a business lounge with meeting rooms, Zoom rooms and a large board room. The pet friendly also provides a 24/7 on site dedicated team and concierge services, alongside secure parcel storage and mail facilities and communal green space access.

Cortland at Colliers Yard was designed by OMI Architects and Denton Corker Marshall were the delivery architects. Interior designers Lister & Lister were contracted to the amenity spaces, with Cortland deciding upon the apartment specifications.

The new Build to Rent scheme is ideally situated within the city centre. Ideal for commuters, Manchester Victoria railway station can be reached in a seven-minute walk, with The Northern Quarter located under one mile away – an 18-minute walk. Manchester Airport can also be reached within 30 minutes by car and 40 minutes from Victoria Station.

Deepening the developer’s ESG and sustainability commitments, Cortland has installed an efficient utility system and regulation, including a variety of sensors in place to regulate the buildings electrical and mechanical equipment such as lighting, heating and air-conditioning. Low flow taps and dual flush toilets have been installed to keep water usage at a minimum, and 95% – 100% by weight of non-hazardous construction waste is to be diverted from landfill.
