The Loft Lines is a highly anticipated development in Belfast, as it will the first Build to Rent scheme in Northern Ireland.

Cost and project management consultancy Skope Projects, alongside developer Watkin Jones, Lacuna Developments, Clanmil Housing Association, and contractor GRAHAM Group are making great progress on the new lift cores at The Loft Lines Build to Rent project in Belfast’s Titanic Quarter. The scheme is forward funded by Legal & General (L&G).

Following breaking ground in September 2023, GRAHAM announced earlier this year that the first three of seven cores at the scheme are now out of the ground, as construction progresses at the landmark Build to Rent development.

Set to deliver the city’s most sought after riverside apartments, The Loft Lines will comprise 778 new waterfront homes, including 151 affordable homes. The scheme will also deliver social homes for Clanmil Housing Association.

Amenities include sports and recreational spaces, gyms, flexible working space, private dining spaces, games rooms, cinema rooms and children’s play areas.

Delivered on behalf of Watkin Jones and Legal & General, the three residential block Build to Rent development of varying heights has been designed with external landscaping, with the homes set to be surrounded by high quality walkways, boulevards and an urban woodland. A public square and waterfront promenade will welcome the wider community.

The Loft Lines is also one of the lowest carbon projects in Belfast to date, with an energy strategy that is all-electric and utilises low carbon heat pump technology with no fossil fuels.

Skope Projects are providing Quantity Surveying services for The Loft Lines development, which is being developed on a brownfield site.

The wider project team includes Todd Architects, Etive Consultants, Troup Bywaters + Anders, RPS Group and Tetra Tech.

Located on Queen’s Island and within walking distance to the city centre, The Loft Lines Build to Rent scheme also benefits from convenient access to the nearby railway links to Dublin and Belfast City airport, which is under three miles away.

Practical completion of The Loft Lines development is expected in summer 2026.
