Architecture and design firm Carey Jones Chapman Tolcher (CJCT) reflects on the design vision for the Hove Gardens Build to Rent development in Brighton, offering further insight into the design of the development.

CJCT have completely re-imagined the layout and development on the site which benefited from prior planning permission for 180 homes. The fresh design approach and subsequent planning permission streamlined the footprint and took a more positive approach to the scale and positioning of the cores. This resulted in an increase in homes by almost 20% and a better integration with the surrounding townscape by creating a sense of place at ground floor.

With the design of the scheme, CJCT has aimed to seamlessly combine modern aesthetics with Hove’s historic charm. The facade design has derived from the local building typologies within the Hove area. The narrow, slender forms are evident throughout the wider context and have informed the architectural vernacular of the scheme, which is also carried through into specific details and material choices, incorporating brick, stone and fluted glazed terracotta cladding.

Collaborating and working closely with RG Group to deliver the scheme on behalf of Watkin Jones, the design for Hove Gardens serves as a testament to the architecture firm’s commitment to eco conscious living, with its residential accommodation set to achieve a Home Quality Mark Level 3 rating.

Meanwhile, the commercial spaces within the development are designed to BREEAM Excellent certification, showcasing CJCT’s dedication to sustainable practices and environmental responsibility, promising a bright and dynamic future for local residents and businesses alike.

“The project for Hove Gardens is such a great opportunity to create meaningful places – homes where people want to live, in a location that is connected to the local neighbourhood and supported by sustainable transport infrastructure.

“A key driver for the design of the building was to create active frontages at ground and really enhance the environment at street level. Three sides open up with entrances, community and commercial spaces whilst the fourth forms a clean interface for future development to complete the street block – another opportunity for the taking. We have worked closely with our client Watkin Jones to create a humane and characterful development that roots in its context and instils a sense of pride and ownership for residents.”
