Smithfield is the first development of its kind for Stoke-on-Trent, with Clayworks marking the first time Build to Rent has been brought to the area. Works on the project had slowed due to social distancing measures imposed by Covid-19 and the wider impact the virus had on the construction industry.
Works didn’t completely stop so completion of the site was pushed back only a few weeks, but with restriction on lockdown eased now, construction is ramping up – with advice taken from main contractor Willmott Dixon on working safely and in line with Government guidelines.
Clayworks Build to Rent apartments will be managed by LIV Group, and will be owned by Fortior Homes – Stoke-on-Trent City Council’s wholly owned private housing company. Once completed, the site’s Hilton Garden Inn will also set a new benchmark for the city – being the first venture for the Hilton brand into Stoke-on-Trent.
The 11 storey, Clayworks Build to Rent development was shaped by the city’s history of its production of pottery. It will provide 151 homes – a mix of studio, one- and two-bedroom apartments with contemporary furnishings – luxury living in Stoke’s city centre.
The pet friendly apartments include a range of amenities, such as a residents’ lounge, coworking spaces, a rooftop garden, a private landscaped courtyard, onsite bicycle storage and concierge service and views of the city. Residents also have access to a smart app and superfast wifi.
Clayworks on the Smithfield site is located in Hanley – one of six townships in Stoke-on-Trent. The resurrected cultural quarter is a stone throw away and offers a number of local amenities – such as restaurants, bars, bistros, independent shops, a theatre and the Sugarmill.
The Build to Rent apartments and Hilton hotel in the city centre will increase footfall and will have a significant impact on the economic performance of the area.
