Washington DC will see its first ever modular multifamily apartment building.

Washington DC will see its first ever modular multifamily (Build to Rent) apartment building. The scheme – called Modo – was financed by EagleBank and is being built in partnership with Community Three Development and family office investor – Rooney Properties. Pre-leasing Modo’s apartments will begin in March 2021 – by real estate brokerage firm Urban Pace.

Modo – in the Petworth neighbourhood – is three miles north of downtown and is near Georgia Avenue-Petworth metro station. The four storey Modo building will be developed using modules – and 80% of each module will be constructed off site, with the remaining finished once it reaches the site. The eco-friendly design includes high-efficiency appliances and HVAC systems, reclaimed wood flooring and subway tile, and it will have LED lights.

The modules are being constructed by a Philadelphia-based modular contractor –  VBC Construction – who have partnered with modular fabricator Simplex Homes on this project. The modular team also worked with Modo’s architect – Eric Colbert & Associates .

All the multifamily apartments will include three bedrooms, built in wardrobes, and desks and shelves to provide support for those who are working from home. There will be an automated entry system in place where residents can access the multifamily building – and their apartment – using an app on their smartphone. Amenities include a green roof deck with seating and grilling areas, and there will be 3,000 sq ft of retail units – providing over 100 restaurant seats at street level.
