Planning submitted for new Build to Rent homes at Lancaster Wharf

A full planning application has been submitted for new Build to Rent homes at Lancaster Wharf - in the Gun Quarter in Birmingham.

Proposals for new Build to Rent homes has been submitted to Birmingham City Council. The scheme, named Lancaster Wharf will deliver 266 Build to Rent homes – a mix of one- and two-bedroom apartments. Amenities include a generous resident’s lounge, garden lounge and resident’s canal facing external landscaped terraces at ground level. ­­­

On level 23 – the rooftop level – there will be a resident’s club room and roof terrace which offers 360-degree panoramic city-wide views. There will also be 28 car parking spaces and 23 cycle spaces in the basement – with 92 more secured cycle spaces at ground level.

Designed by Corstorphine + Wright Architects, Taylor Grange is behind the Lancaster Wharf project. Subject to planning consent, construction is expected to start in the last quarter of 2020 with the aim of completing before the 2022 Commonwealth games. The planning application follows plans revealed for a 35 storey slender Build to Rent tower in Broad Street, Birmingham

The proposals submitted re-engage the site with the city, turning a secure storage facility with no public presence into a sustainable and desirable building focused around the existing Birmingham and Fazeley Canal. The existing pavement is re-animated with active frontages and architecture in keeping with the context.

“The tallest of the buildings has been designed to be 23 storeys fronting onto Newtown Row, which is a significant arterial route into the city and thus it deemed prudent to create our developments along this boulevard of real significance – and that’s exactly what we have done at Lancaster Wharf, working successfully in conjunction with Birmingham city Council.”

The building – rising to 23 storeys high – is located at a key gateway to Birmingham City Centre next to the Birmingham and Fazeley Canal. The Lancaster Wharf tower will be a unique form on the city’s developing skyline. The tower creates a new focal point for the Gun Quarter, with a distinct and unique building articulated at the corners to emphasise the site’s key status – while also positively contributing to the existing cityscape of tall buildings.
