Hines launches first Build to Rent scheme in Europe

Hines has launched its first Build to Rent project in Europe, with plans for further schemes in key locations.

Since Hines entered the residential market, the Stadtquartier Südkreuz is the first Build to Rent scheme they’ve launched in Europe. The project includes 335 privately financed Build to Rent apartments, 213 micro-apartments for students and 116 subsidised social apartments for rent – and will be completed by autumn this year. The site – totalling 21,430 square meters – is in Berlin’s inner-city district of Schoeneberg and offers access to the area’s neighbouring train station.

The Build to Rent homes include a mix of one, two, three- and four-bedrooms apartments with floorspace between 19 to 115 square metres. The first apartments will be ready for tenants in June.

We’re creating new living spaces close to the city centre; which Berlin urgently needs. In doing so, we’ll focus on the local social requirements and future needs for a cross-generational, cohesive living environment.”

The project has plenty of amenities including a gym, library, parcel station, music room, communal roof terrace and more. There will be co-working spaces, 10,300 square metres of office and commercial space that’s been let, a nursery, a bicycle repair shop, a playground in the garden and an urban rooftop pavilion. The project will also include parking for 1000 bikes, and the scheme has an extensive e-mobility package for e-cars and e-bikes. Residents can also manage and tailor their community living via the Südkreuz-App.

Hines are expected to deliver more Build to Rent schemes in key strategic locations across the continent, as they expand their portfolio in the residential sector. Earlier in the year, Hines entered into a JV partnership with QuadReal – targeting Build to Rent as well as student accommodation and serviced apartments.
