Application lined up for Build to Rent homes in Northern Edge of Paradise

Birmingham’s largest city centre development project has had a planning application prepared for a new Build to Rent building.

Paradise sits in the country’s largest city centre Enterprise Zone and has already benefited from investment by the Greater Birmingham and Solihull Local Enterprise Partnership in enabling and infrastructure works.

The new building will be located on the site’s northern edge – front facing on to Summer Row which will see Paradise’s first residential element. Paradise is proposing to develop a Build to Rent building at the apex of the site, which is currently occupied by 1980s 77 Paradise Circus Queensway office building. The site will have over 300 Build to Rent homes which will benefit from the city’s prominent and sustainable location.

Paradise offers bars, office spaces, shops, cafes, restaurants and a four-star hotel right in the heart of Birmingham city. Paradise Circus Limited Partnership is bringing forward the redevelopment of Paradise, alongside Birmingham City Council – in a private-public joint venture.

Market demand for high quality homes in Birmingham’s city centre has driven the introduction of a residential building on the site. If planning is approved, the new Build to Rent building could be complete by 2023 – and designed by Birmingham-based Glenn Howells Architects. Later this spring, planning proposals and a programme of public consultation is anticipated.

There are three phases to the site:

  • The first phase will consist of local improvements of the road network, pedestrian routes and a new public realm. It will also see the first two commercial buildings – One Chamberlain Square and Two Chamberlain Square which are in the final stages of construction.
  • The second phase will see the addition of three buildings – two office buildings and a 22-storey hotel. One office building – One Centenary Way is already under construction.
  • The third phase will see development on the site’s northern side, which could include up to five new buildings and a new public realm.
